ساختمان اداری بخارست اثر بیژن شافعی، ناهید بریانی، هانیه عباس‌زاده، کیوان خطیر

منطقه‌ی بخارست تهران و میدان آرژانتین در شرایط کنونی به عنوان یک مرکز اداری در شهر تهران به شمار می‌رود. دیگر از یادگارهای تک ویلای بسیار زیبا در این منطقه خبری نیست و جای آن را بناهای خشک و بی روح اداری اشغال نموده. سفارش یک ساختمان اداری در این منطقه که ابتدا می‌بایست برای فضایی مسکونی طراحی می‌گردید کاری بس دشوار بود. قطعه‌ی بنا در بخش جنوبی گذر واقع شده بود و نیاز کارفرما استفاده از حداکثر زیربنا بود و نکته‌ی دیگر اینکه مشخص نبود این مجموعه در اختیار چه مؤسسه‌ی اداری قرار خواهد گرفت، به همین منظور طراحی بنا بر اساس فضاهای Open Space و در دو واحد در هر طبقه صورت پذیرفت. محدودیت‌های ضوابط مسکونی باعث شد که یک اتاق در هر واحد از سیستم Open Space مستثنی گردد. Core ارتباطی طبقات (یعنی پله و آسانسور) در لابی ورودی هیئتی دیگر یافتند. پله‌ی دکوراتیو برای دسترسی به طبقه زیرین و طبقه‌ی اول جهت امکان ایجاد فضای نمایشگاهی برای یک مؤسسه‌ی اداری تنظیم شد. برای افزایش تاثیر این پله در لابی، “پله” با ورودی بنا و فضای شفاف آن که با بلوک‌های شیشه‌ای در دو ارتفاع با سازه‌ای نمایان شکل گرفته بود ترکیب گردید. این ترکیب به شکل پوسته‌هایی ادامه یافته و پوسته‌ها در سه جهت، نمای اصلی و شمالی بنا را شکل دادند. محل تداخل دو پوسته یک image شفاف برای داخل فضا ایجاد کرد. بلوک‌های آجری به شکلی نوین و خشک در ابعاد بزرگ با ضخامتی کم طراحی شدند. نمای بلوک‌های آجری به بدنه‌های غربی و شرقی و جنوبی بنا متصل شده و در نهایت حرکت پوسته در نمای شمالی به گرد یک درخت سرو تزیینی حلقه زده تا در بام گفتگویی آرام را برای فضای خشک اطراف آغاز نماید. و این گفتگو در اینجا پایان نیافته و در بام به نمای جنوبی با تک درختی قاب شده منتهی گردیده است. می‌توان در خیابان جنوبی در بام این بنا تک درخت را جستجو کرد. و اگر امکان دیدن درختی قدیمی را در حیاط داشته باشیم به رابطه‌ی حیاط و بام و گفتگوی آن پی خواهیم برد.

The Bucharest area of Tehran and Argentina Square are currently considered the Manhattan of Tehran. The once-beautiful unique villas of this area are gone, replaced by soulless, dry office buildings. Commissioning an office building in this area, which was initially supposed to be designed as a residential space, was a very difficult task. Given that the plot was south-facing and the client required maximum use of the foundation, and another point being that it was unclear which administrative institution would take over the complex, the building was designed based on Open Space areas and in two units per floor. Residential regulations caused the exclusion of only one room per unit from the Open Space system. The core communications of the floors (i.e., stairs and elevator) found a different expression in the entrance lobby. A decorative staircase was set up for access to the basement and first floor to allow for the creation of an exhibition space for an administrative institution. To enhance the impact of this staircase in the lobby, “the staircase” was integrated with the entrance of the building and its transparent space, which was formed with glass blocks at two heights with visible structures. This combination continued in the form of shells, and the shells formed the main and northern facade of the building in three directions. The intersection of two shells created a clear image for the interior space. Brick blocks were designed in a modern and dry manner in large sizes with thin thickness.
The facade of the brick blocks was connected to the west, east, and south bodies of the building, and eventually, the movement of the shell in the north facade circled around a decorative cypress tree to start a calm dialogue for the dry space around the roof. And this dialogue did not end here; it led to the southern facade on the roof, framed by a single tree. One can search for this single tree on the southern street on the roof of this building. And if we have the opportunity to see an old tree in the courtyard, we will understand the relationship between the courtyard and the roof and their dialogue.
