ویلای شماره ی 174، در شهرک خزرشهر در حاشیه‌ی شمالی ایران، با آب‌وهوایی معتدل قرار دارد. شهرک خزرشهر در شهر ساحلی بابلسر، در دو بخش خزرشهر شمالی و خزرشهر جنوبی در دو طرف کمربندی اصلی شهر جانمایی شده است. موقعیت قرارگیری ویلای 174 در خزرشهر جنوبی می‌باشد. شهرک دارای شبکه‌بندی شطرنجی منظمی است و ضوابط مختص به خود را دارد. جانمایی هر بلوک ساختمانی در زمین توسط قوانین ساخت‌وساز شهرک مشخص شده است و حداکثر ارتفاع مجاز هر ویلا ۹ متر می‌باشد. مصالح نما نیز طبق ضوابط شهرک، سیمان و چوب در نظر گرفته شده است و مرز جدا کننده‌ی بلوک‌های شهرک هم نمی‌بایست از مصالح بنایی باشند.
کارفرمای ویلای 174، زوجی میانسال همراه با سه فرزند پسر هستند. انتظار کارفرما از محیط سکونت‌اش، برخورداری از محیطی پر نور و روشن و حتی المکان فضایی یکپارچه در طبقه ی همکف بود. پس از تعامل با طراح، کارفرما پذیرفت تا در فضای ویلا با جزئیاتی متفاوت از تجربه ی منزل شخصی خود مواجه گردد. فضاهای مورد نیاز در طبقه‌ی همکف شامل ورودی، نشیمن، اتاق تلویزیون، آشپزخانه و اتاق مادربزرگ خانواده می‌شود. در طبقه‌ی اول نیز، اتاق خواب مستر و اتاق‌های فرزندان به همراه یک pantry و نشیمن کوچک تعبیه شده است. تراس اصلی ساختمان در این طبقه در ضلع شمال قرار گرفته که از اتاق‌های خواب و نشیمن قابل دسترسی هستند. موقعیت تراس با توجه به جهت وزش نسیم دریا جانمایی شده است. اتاق خواب مستر اصلی از شمال تا جنوب گسترش یافته و فضایی پر نور با امکان تهویه و کوران طبیعی، ایجاد کرده است.
کانسپت اصلی طراحی، داشتن فضایی پر نور با امکان تهویه طبیعی می‌باشد که با ایجاد یک حجم شفاف و قراردادن بازشوها در دو جبهه‌ی شمالی و جنوبی، همچنین تعبیه‌ی تراس خطی در جبهه‌ی شمالی، این هدف ممکن شده است. به صورت کلی در طراحی فضا، جداره‌ها، کف و سقف تلاش شده تا فضای درون و بیرون به صورت یکپارچه در امتداد هم قرار گیرند و تنها توسط دیوار‌های شیشه‌ای از یکدیگر مجزا شوند. در راستای گسترش فضای باز به درون فضای بسته، در کنج‌ها از پنجره‌های اِل شکل استفاده شده تا شفافیت فضا به حداکثر ممکن برسد. برخلاف سایر ساختمان‌های منطقه که به دلیل داشتن شیروانی حجم سقف با احساس سنگینی بر بنا حکمرانی می‌کند، در طراحی سقف، صفحات نازکی به کار گرفته شده است که با شکست و ایجاد اختلاف سطح نه تنها شیب‌بندی بام را در خود پنهان می‌نماید، بلکه بر حس سبکی سقف تاکید می‌ورزد. در این راستا، در برخی نقاط پنجره‌های باریک و کشیده در محل اتصال سقف به دیوار ایجاد شده است. برای مقابله با رطوبت بالای منطقه، ساختمان روی کرسی چینی قرارگرفته و دور تا دور ساختمان سایبان‌هایی برای مقابله با بارش شدید تعبیه شده است. در قسمت تراس شمالی هم سایبان‌هایی از جنس ورق، جهت کنترل بارش و آفتاب طراحی شده‌اند تا استفاده از تراس را در تمام فصول سال ممکن سازند.

“Villa 174” is located in Khezershahr north of Iran with a mild climate. Khezershahr town is in the coastal city of Babolsar and spreads across north to south side of the city belt. The “Villa 174” is placed on the south side.
Khezershahr is constructed on a grid base with specific regulations applied to it. The layout of each building block is determined by the town’s construction codes eg the maximum height of each villa is 9 meters. External material is to be cement render or timber and fences should not be masonary.
The client of “Villa 174” is a middle-aged couple with their three sons. They expected a light filled environment and an integrated space on the ground floor. Interacting with the designer, the client agreed to apply details different from those of his current experience.
The ground floor consists of the entry, Living room, Media room, Kitchen and a guest bedroom (intended for their grandmother). First floor consists of the master bedroom, children’s bedroom, kitchenette and a small living room. The main terrace is located on the north side, accessible from the bedrooms and living room. Besides, it is also positioned in the direction of the sea breeze. The master bedroom extends from north to south providing a bright atmosphere and benefitting from natural ventilation.
The initial design intention was to provide a light filled space with natural ventilation, this goal was achieved by creating a transparent form and, placing openings on both the north and south sides, as well as incorporating a linear terrace on the north side. Generally, in the design of space, walls, floors and ceilings, the design team attempted to integrate interior and exterior, separated only by glass walls. Use of corner windows open ups the internal area to external which maximizes the transparency of the house. Unlike other gabled roof buildings in the neighborhood, which give a sense of heaviness, the roof of “villa 174” engaged thin slabs. With their different levels, these slabs not only hide the sloped roof but also emphasize the lightness of the roof. Following the roof shape, tall and skinny windows are placed at wall and ceiling joints.
The building is placed on a sleeper wall to compensate for high humidity of the region. Also window hoods are used to protect against heavy rains. Besides, at the north terrace, sun shields designed to control sun and rainfalls, enabling the terrace all year round.
