مجتمع بین راهی خدماتی، گردشگری و رفاهی تالون اثر کامران سلیمانی، سهند احمدیان

پروژه‌ی مجتمع خدماتی، رفاهی و گردشگری واقع در شمال تونل تالون، در کیلومتر 27 آزاد‌راه تهران-شمال، توسط مهندسین مشاور آتک در اوایل سال 1402 طراحی گردید. این مجتمع در زمینی به مساحت 5 هکتار، با زیر‌بنای تقریبی 15000 مترمربع در حداکثر 3 طبقه و همچنین 38500 مترمربع محوطه و فضای سبز برنامه‌ریزی شده است.
این پروژه با توجه به طرح کاربری و جانمایی عملکردهای اصلی در گروه رتبه‌ی یک مجتمع خدماتی، رفاهی جای می‌گیرد و از سه بخش اصلی تشکیل می‌شود. مساحت باقیمانده‌ی زمین به عنوان عملکردهای پشتیبانی وابسته و تاسیسات زیربنایی در نظر گرفته شده است. کاربری‌های سایت از سمت شمال زمین به سمت جنوب، به ترتیب زیر تعریف شده است:
• ساختمان خدمات عبوری و جایگاه سوخت (تجاری خرد و رفاهی، پشتیبانی)
• ساختمان اصلی مجتمع بین‌راهی (رفاهی، تجاری، سرگرمی)
• بخش اقامتی (جهت اقامت 15 خانوار، سوئیت پیش ساخته سبک)
• محوطه، فضای سبز و پارکینگ مابین عملکردها
-ساختمان خدمات عبوری و جایگاه سوخت (تجاری خرد و رفاهی، پشتیبانی): این مجموعه در فاز اول ساخت و بهره‌برداری قرار دارد و شامل ساختمان تجاری، خدمات خودرویی و جایگاه سوخت جهت خدمات‌دهی به هر دو مسیر آزاد‌راه تهران شمال بوده که به وسیله‌ی دو پل غیر همسطح موجود (ساخته شده)، قابل دسترس است.
-ساختمان اصلی مجتمع بین‌راهی (رفاهی، تجاری، سرگرمی): این ساختمان در سه طبقه، شامل فضاهای تجاری (فروشگاه‌های بزرگ و کوچک)، سرگرمی و تفریحی (انواع بازی‌های کودکان و بزرگسالان)، رفاهی (رستوران ویژه، کافه، فست‌فود و روف‌گاردن با امکانات ویژه)، پشتیبانی (پارکینگ روباز و سرپوشیده) جهت ارائه‌ی باکیفیت‌ترین خدمات به مراجعین در نظر گرفته شده است.
-بخش اقامتی (سوئیت پیش ساخته‌ی سبک): در این مجموعه با در نظر گرفتن مبانی لکه‌گذاری پیشنهادی، جهت اسکان 15 الی 16 خانوار، به صورت کلبه‌های سبک بین 40 الی 50 مترمربعی با تیپ‌های مختلف به لحاظ معماری، با امکاناتی مناسب و محدود جهت اسکان برای حداکثر 2 الی 3 روز، پیش‌بینی شده است. در این مجموعه امکاناتی از قبیل مسیر پیاده و رینگ دوچرخه‌سواری، فضای سبز همگانی، واحد تجاری و پارکینگ پیش‌بینی شده است.
محوطه و فضای سبز: با توجه به کشیدگی زمین در جوار آزادراه تهران-شمال و در راستای رعایت حریم‌ها و استاندارد‌های مربوطه، سعی شده است که بیشترین مقدار سطح فضای سبز (با گونه‌های مناسب با اقلیم)، ضمن ایجاد کمترین فاصله بین پارکینگ‌ها و عملکردها جهت سهولت مراجعین، در نظر گرفته شود. یکی از مهمترین چالش‌های این پروژه، ابعاد و شکل باریک زمین آن است که با وجود رعایت حریم‌های قانونی و مسیر ساخته شده بین دو پل غیر همسطح و همچنین دور برگردان آزاد‌راه، عرض و شکل باقیمانده‌ی زمین را جهت ساخت این مجموعه تعیین می‌کند. با توجه به اقلیم سرد و همچنین شیب عمومی 5 درصدی زمین، طرح باید به گونه‌ای کمترین فاصله‌ی جای پارک تا ورودی‌ عملکردها را برای مراجعین تامین کند. به همین دلیل دسترسی‌های مورد نیاز و ورودی‌های ساختمان اصلی بر اساس شیب طبیعی زمین در نظر گرفته شده تا همزمان به نیاز‌های عملکردی پاسخ مناسب داده شود. مبانی و مفروضات طراحی ساختمان اصلی مجتمع و دیگر بخش‌های پروژه به شرح زیر بوده است:
1. توجه به جهت عمومی سایت و شیب کلی زمین و استفاده از آن جهت طراحی
2. در نظر گرفتن اقلیم سایت و تاثیر آن بر فرم معماری
3. توجه به حریم‌های قانونی موجود و توجه به مقدار مساحت و محدوده‌ی قابل ساخت
4. توجه به دید و منظر و بهره‌گیری از آن در طرح معماری
5. توجه به مسیر‌های سواره و ترافیک محدوده و ایجاد دسترسی‌های مناسب
راه حل‌های کانسپت معماری در نتیجه‌ی مطالعات و مبانی ذکر شده، جهت طراحی حجم ساختمان:
1- ایجاد پیلوتی برای ساختمان اصلی (تامین پارکینگ نزدیک به ورودی‌ها و به صورت سرپوشیده)
2- کم کردن سطح اشغال در طبقه‌ی همکف (ایجاد طره و فضای سرپوشیده)

This project, a comprehensive service, welfare, and tourism complex located north of the Talun tunnel, at kilometer 27 of the Tehran-North freeway, was designed by ATEC Consulting Engineers in early to mid-2023. Situated on a 5-hectare plot, the complex is planned with an approximate floor area of 15,000 square meters across a maximum of three floors, in addition to 38,500 square meters of surrounding open and green spaces.
Given its functional plan and the placement of the main activities, the project falls within the top tier of service and welfare complexes and is comprised of three main sections. The remaining land area is allocated for ancillary support functions and infrastructural facilities. The site uses are defined from the north to the south of the plot as follows:
• Transit services building and fuel station (small-scale commercial and welfare, support)
• The main building of the roadside complex (welfare, commercial, entertainment)
• Accommodation section (light prefabricated suites)
• The grounds, green spaces, and parking area between functions
– Transit services building and fuel station (small-scale commercial and welfare, support): This complex is in the first phase of construction and operation. It includes a commercial building, automotive services, and a fuel station serving both directions of the Tehran-North freeway, accessible via two existing (constructed) grade-separated bridges.
– The main building of the roadside complex (welfare, commercial, entertainment): The three-story building consists of commercial spaces (large and small stores), entertainment and leisure areas (various games for children and adults), welfare facilities (special restaurant, cafe, fast food, and a roof garden with special amenities), and support facilities (open and covered parking) designed to provide the highest quality services to visitors.
– Accommodation section (lightweight prefabricated suites): Considering the proposed siting principles, this area is designed to accommodate 15 to 16 families in lightweight cottages ranging from 40 to 50 square meters with different architectural types. These are equipped with limited but suitable amenities for stays of up to 2 to 3 days. The complex also features pedestrian paths and cycling rings, public green spaces, a commercial unit, and parking.
– The grounds and green spaces: Given the elongated shape of the plot adjacent to the Tehran-North freeway and in line with the relevant regulations and standards, the design aims to maximize the amount of green space (with species suitable for the climate) while minimizing the distance between parking areas and functions to facilitate visitor access.
One of the main challenges of the project was the restrictive dimensions and narrow shape of the plot, which, along with the legal regulations and the obstruction caused by the road constructed between two grade-separated bridges as well as the freeway›s turnaround, determines the width and shape of the remaining land for the construction of the complex. Considering the cold climate and the general 5 percent slope of the plot, the design must seek to minimize the distance from parking to the entrances of the functions for the comfort of visitors. For this reason, the necessary accesses and entrances to the main building have been considered based on the natural slope of the land to simultaneously meet the different functional needs appropriately. The principles and assumptions for the design of the main building of the complex and other parts of the project are as follows:
1. Considering the general direction of the site and the overall slope of the land for design purposes.
2. Considering the climate of the site and its impact on architectural form.
3. Considering existing legal regulations, the amount of built area, and the buildable boundary.
4. Considering the view and landscape and utilizing them in the architectural design.
5. Considering the vehicular paths and traffic of the area and creating appropriate accesses.
Architectural concept solutions as a result of the studies and principles mentioned for designing the building volume:
1. Creating a piloti for the main building (providing parking close to entrances and covered).
2. Reducing the occupation level on the ground floor (creating porches and covered spaces).
