بازسازی هتل هویزه اثر حسین بازقلعه و مهدی حسینی

طراحی داخلی، بازسازی مدرن، حس خوب آرامش و اقامت در یک مجموعه ی حرفه ای، استفاده از رنگ و شادابی در فضاهای هتل و از همه مهم‌تر رعایت مسائل پایداری هتل هویزه که یکی از زیرمجموعه های گروه هتل های کوثر و از مراکز مهم گردشگران، توریست ها و تجار ایرانی و خارجی است، از مهم‌ترین اهداف کارفرما و طراحان این پروژه بود. هتل هویزه که در مرکزی ترین نقطه‌ی تهران واقع شده است، در آستانه ی چهل سالگی خود با تاکید بر امکانات و نیروهای داخلی با دیدی نو در ارائه ی خدمات استاندارد مورد طراحی و بازسازی قرار گرفت.
عملیات بازسازی هتل از تاریخ 19 تیر ماه 1392 با انجام شش ماه مطالعات، تحقیقات مهندسی، معماری، تعیین استانداردها و رویه های مد نظر شروع شد که این عملیات مستلزم طراحی و ترسیم فرایند تخریب، تخلیه، طراحی، بازسازی، تجهیز، راه اندازی کامل هتل و بخش های مربوطه با توجه به استانداردهای لازم بود.
از آنجا که هتل هویزه در طول فعالیت 40 ساله ی خود همیشه میزبان مدیران، تجار و بازرگانان داخلی و خارجی بوده است، در طراحی های صورت گرفته سعی بر آن شده تا با الهام گرفتن از مدل های استاندارد یک هتل تجاری مدرن و پایدار، نسبت به بازسازی این هتل اقدام شود.
طی برنامه ریزی های به عمل آمده و به جهت جلوگیری از تعطیلی، قطع درآمد هتل و ارائه ی خدمات مستمر به مشتریان دائمی، مقرر شد تا روند بازسازی در سه مرحله و به تفکیک در هر مرحله، سه طبقه از هتل بازسازی و تکمیل گردد تا همزمان هتل قادر به پذیرش مهمانان دائمی خود باشد. در این عملیات، طراحان به درخواست کارفرما و جهت ارتقای هتل، علاوه بر طراحی داخلی، بازسازی و ایجاد150 اتاق دو تخته، رویال و vip، نسبت به طراحی و ایجاد فضاهایی همچون اسپا، حمام ایرانی، بازارچه، سالن ورزش و …، توانستند به بهترین شکل به درخواست ها و نیازهای کارفرما در این پروژه جواب دهند. این عملیات در مدت 33 ماه، با تخلیه ی کامل طبقات و در هر مرحله ، تخریب کلیه ‌ی دیوارها، برداشتن کامل کف، سقف، تخلیه و تعویض کلیه‌ی تاسیسات برقی سرمایشی، گرمایشی و در نهایت سرویس های بهداشتی آغاز گردید.
خلاصه ی روند بازسازی
تخلیه ی نخاله  ها، شامل 740 بار کامیون، اجرای 17000 متر کابل کشی، اجرای مجدد کلیه‌ی کانال های هوا، لوله ها و تاسیسات، راه اندازی سیستم های هوشمند و خدمات الکترونیکی، تعویض کلیه ی موکت ها، کاغذ دیواری ها، روشنایی  ها، کفپوش ها، تغییر سیستم های الکتریکال و مکانیکال، بهینه‌سازی مصرف انرژی از طریق سیستم های هوشمند، یخچال های آمونیاکی اتاق ها و …، تخصیص یک رنگ به هر یک از طبقات و در نهایت مدرن‌سازی یک هتل چهار ستاره  با جدیدترین فناوری ها، امکانات و استانداردهای بین‌المللی.

Interior design, modern reconstruction, a good sense of relaxation and staying in a professional complex, the use of color and vibrancy in hotel spaces, and most importantly observing the sustainability in Hoveyzeh Hotel, one of the subgroups of the Kowsar Hotels Group, amongst the most important centers for tourists, and Iranian and foreign businessmen, was the primary goals of employer and the designers of the project. Located in the heart of Tehran, Hoveyzeh Hotel has been redesigned and reconstruction at her 40th anniversary, with a focus on domestic facilities and forces with a new perspective of providing standard services.
The reconstruction operation began on July 10, 2013 after six months of studies, engineering and architectural researches and setting standards and choosing procedures. The whole process involves the preliminary designing and delineation of the deconstruction process, evacuation, designing, reconstruction and refurbishing and commissioning process.
Since the 40-year-old hotel has always been home to Iranian and foreign managers and businessmen, its design and reconstruction has been inspired by the standard models of a modern business hotel, i.e. the standards of a sustainable, reconstructed hotel.
Plans were made to prevent the hotel from closing and interrupting revenue and providing permanent customers with regular services. Hence the whole process of renovation was followed in three stages. At each stage, three floors were reconstructed and completed, so that the hotel can accommodate its permanent guests at the same time. During the operation, the designers were requested by the client to upgrade the hotel. They were able to best respond to the client’s requests by designing diverse spaces such as spa, Iranian bath, marketplace, gym etc. in addition to the new interior design, reconstructing and creation of 150 double bed rooms, royal and VIP suits.
The operation was followed in a 33-month period, with the complete evacuation of the floors at each stage, the demolition of all curtain walls, the complete removal of the floor and ceiling, total replacement of all cooling and heating and sanitary facilities.
Summary of the Reconstruction Process:
Disposal of rubble using 740 truck loads, implementation of 17,000 meters of cabling, re-run of all air ducts, pipes and utilities, commissioning of smart systems, electronic services, replacement of all moquette carpets, wallpapers, lighting, flooring, electrical and mechanical systems, energy consumption optimization through smart systems, ammonia refrigerators in rooms etc., applying one tone color to each floor and finally modernization of a four-star hotel with the latest technology, facilities and international standards.
